Ownership Changes & Title Corrections in Ukraine

Ownership on Ukrainian property can change while you stay in Canada: gifts to family, share divisions, buyouts between co-owners, and corrections of registry data all run through notarized acts signed by representatives under powers of attorney, then registered the same day. LexRoota coordinates the registry pre-check, the POA and consent documents on both sides of the ocean, and the closing with the notary. The acts are executed by the licensed Ukrainian notary and registered by the state registry.

Done
Documents typically required
Current registry extract and title documents
Passports and RNOKPP numbers of all parties
POAs for every party acting remotely
Spousal consents where marital property rules apply
The lawyer-drafted structure: gift, division, buyout, or correction
Valuation documents where the act type requires one
What the route depends on
  • The goal itself: family gift, co-owner buyout, share division, or record correction each follow different act types
  • How many parties sign and from how many countries
  • Tax status of the transfer between the specific relatives or co-owners involved
  • Whether encumbrances or arrests must clear before registration
What can slow or block this
  • A co-owner without valid current ID data in the registry, stalling the notary check
  • Spousal consent required because the property accrued during marriage, unknown to the owner
  • Old transliteration or birth-record mismatches blocking the identity chain
  • An arrest or dispute flag on the record that freezes any change until resolved
TIMING
Straightforward family transfers typically complete in 3–6 weeks from the registry check; multi-party divisions and corrections with archive legs run longer.
FEES
Fixed coordination fee quoted in writing after the registry check; notary, state, valuation, and translation fees are listed separately.
WHO ELSE IS INVOLVED

Common questions
Is gifting to my daughter simpler than selling to her?
Between close relatives a gift usually runs lighter on tax and paperwork, and the notary route is the same. The right structure between gift, sale, and division is fixed with the lawyer after the registry check, because the specifics of your family and shares decide it.
Can the registry just fix my misspelled name?
Data corrections follow their own filing route: we document the correct identity chain with your records, and the filing updates the record. Where the error sits in an old underlying document, that document is corrected or replaced first.
Do all co-owners have to agree to a division?
A voluntary division needs every co-owner's signature, in person or through POAs. Where agreement is impossible, court partition becomes the route, and we coordinate the litigating lawyer's document side in the same file.
We are three heirs abroad. Can we consolidate the title into one person?
Yes, once inheritance shares are registered. The consolidation act — buyout or gift between the heirs — then runs with three Canada-side POAs coordinated in parallel, and the registry shows a single owner after one closing.
